The Layered Corporate Structure Financing a $3.2 Billion AI Data Center

Firefighters responding to a blaze at a $3.2 billion AI data center in upstate New York expected a modern facility built for exactly this kind of emergency. Instead, they found no working fire alarm, no suppression system, and hydrants that produced no water at all.

The facility is TeraWulf's Lake Mariner campus, expanded using $3.2 billion raised through corporate bonds to grow its AI computing operation. That's an enormous amount of capital invested in server racks and cooling infrastructure, at a site where, when fire broke out in June 2026, the people called to put it out couldn't find a working alarm or usable water pressure.

Lake Mariner isn't just TeraWulf's building, either. Core42, part of Abu Dhabi's G42, leases AI computing capacity on the same campus, making it the fourth company with a real stake in the site. Layer a few billion dollars of bond financing on top of that, and you get a facility where a simple question like "who was supposed to maintain the hydrants" doesn't have an obvious owner.

That's the part worth sitting with. These AI data centers aren't simple buildings with one company flipping the lights on and off. They're financial structures: bondholders, landlords, tenants, and operators, each holding a slice of responsibility for the physical plant underneath. A campus can be worth billions and still have nobody clearly in charge of checking whether the hydrants actually work.

Nothing here suggests anyone meant for this to happen. It suggests something quieter: that in the rush to finance and build AI infrastructure, basic physical safety can slip through the cracks between contracts. A building can be ambitious and still leave firefighters standing at a dry hydrant.
